Holiday Let Chimney Compliance: What East Anglia Property Managers Need to Know

If you let a holiday cottage with a wood burner or open fire, the fireplace is very likely one of the things guests mention most in their reviews — and one of the easiest things to get wrong from a compliance point of view. Across East Anglia we sweep a lot of holiday lets, and the same questions come up every season. Here is the straightforward version.
Why holiday lets are treated differently
A chimney in a private home is swept for safety and efficiency. A chimney in a let property carries an extra layer: you are responsible for the safety of people who did not choose the appliance, do not know its quirks, and may never have used a wood burner before. That changes both how often it needs sweeping and what paperwork you need to keep.
Guests genuinely do not know that you should not burn wet wood, that the air controls matter, or that a stove door left wide open will fill a room with smoke. Assume the appliance will be used enthusiastically and occasionally incorrectly.
How often should a holiday let chimney be swept?
For a wood-burning appliance in regular use, once a year is the baseline — but most let properties benefit from more. Our general guidance:
- Wood burner in regular guest use: twice a year, ideally before the autumn season and again mid-season.
- Open fire: at least annually, more if guests use it heavily through winter.
- Multi-fuel or smokeless fuel: annually as a minimum.
- Thatched property: twice a year regardless of usage. The consequences of a chimney fire are simply too serious.
The reason is simple: guest usage is unpredictable. A cottage that sits empty for three weeks then has a family burning damp supermarket logs for a fortnight will build deposits far faster than a home where the owner knows the appliance.
The certificate is the bit that matters
After every sweep you should receive a certificate. For a let property this is not just a receipt — it is the document that demonstrates the chimney was professionally swept on a given date, by a qualified sweep, and that the flue was checked. Keep it, because it is what gets asked for when something goes wrong.
Check that your certificate names the sweeping body the sweep is registered with. A certificate from a HETAS registered and Guild of Master Chimney Sweeps qualified sweep carries weight with insurers in a way that an informal invoice does not.
Insurance: read the wording
Most holiday let and landlord policies that cover a solid fuel appliance include a condition requiring the chimney to be swept by a qualified professional at stated intervals. If a fire occurs and you cannot produce evidence of sweeping, a claim can be reduced or refused outright.
It is worth pulling out your policy schedule and looking for the solid fuel or heating appliance clause specifically. Some policies say "annually", some say "in accordance with manufacturer guidance", and a few specify twice yearly for certain property types. Match your sweeping schedule to the wording, not to what feels reasonable.
What else letting agents should be thinking about
- A working carbon monoxide alarm in the same room as the appliance. This is a legal requirement in let properties in England and it is checked.
- Clear written guidance for guests in the welcome folder — what to burn, what not to burn, how the air controls work, and what to do if the room fills with smoke.
- Dry, seasoned fuel supplied on site. If you leave guests good fuel, they will burn good fuel. If you leave nothing, they will burn whatever they find in the garden.
- Scheduling around changeover days. This is the practical one, and it is why we keep flexible slots for let properties.
Managing several properties

It is cheaper, it is far less admin, and it means all your certificates carry similar dates so renewals are easy to track.
